Maine snowmobiling opens up the 91 percent of the state that is woodland..with miles and miles of trails to
explore, spot wildlife, relax and enjoy the winter wonderland. Over 13,000 miles of trails to be exact according to MeSnow, the Maine Snowmobile Association. This afternoon I got my outdoor snowsled fix heading out to Drews Lake. Under a blue sky and an eventual sunset of pink and blue and end of day fireworks Maine is famous for with white snow, green tree backdrop. Local Maine snowsled clubs work hard year round to plan events. The groups groom trails thru out the night after a storm, plan suppers, poker and radar speed runs, beano games and even haunted hay rides to raise money to fuel that groomer, make new trails, build bridges and put up safety/directional signage. Here are the Maine Inland & Fisheries rules. Maine landowners are a big part of the success of the program along with the local snowsled clubs.
If you own a snowsled you know the thrill of hitting a long straight flat field where you can pull the trigger, throttle for a little speed burst, and then carefully negotiating around a winding wooded trail. You like the lower cost, the fewer people, the lack of traffic, no crime here. But what type of land do you think you would enjoy the most? Something like a riverfront acreage or a Maine lake waterfront lot? Waterfront is plentiful in Maine but the size of the water body and amount of frontage, availability of power, ease of access and terrain affect the value, marketability. Make sure to have a soil test, title search on the vacant land that needs to be buildable within Maine shoreland zoning regulations. 100 feet back from the high water mark to build. Septic system needs the same set back or more. Can not clear more than thirty percent of the trees on your lot, etc.
Now say you want a bigger acreage, more than a lot. Forty acres, two hundred acres or larger. To just build a
home in the center, say a native Maine log house? If not nestled in total woods, how about a mix of half and half field to woods. And the open ground. Do you want to use this land for planting something? Make sure that open land is not just a pasture used for animals to graze, to hay and that you could run a plow, cultivators, harvesters and that ledge is not just below the surface.
Check the local Maine soil conversation district office nearest the land. Study the soil profiles, aerial maps and even dig test holes to be sure, before you buy. Not planning to grow vegetables, fruit trees or raise beef, dairy cattle or horse? Consider growing Christmas trees as an easier, not tie you down day in and out type farming. Tapping maple trees, organic niche farming, raising fish in ponds...farming is a big category.
Of if you want to build homes, to subdivide or create vacation properties or multi units, something commercial, make you sale contingent on local approvals being met before the real estate closing. Subdividing something large with lots of road frontage or waterfront to split up means careful planning. In Maine, you can not make more than two pieces of property in a five year period without going thru a subdivision process. There are exceptions...if the land is divded by a major road, the land on each side if considered a new slate, each being able to be divided twice. Look in to other subdivision regulations before you buy so the plans you have can happen like you had hoped before buying. Other concerns concerning buying, selling Maine land ?
