Congratulations. You've decide to look in to buying land in Maine.
You like the lower cost, the fewer people, the lack of traffic, no crime here. But what type of land do you think you would enjoy the most? Something like a riverfront acreage or a Maine lake waterfront lot? Waterfront is plentiful in Maine but the size of the water body and amount of frontage, availability of power, ease of access and terrain affect the value, marketability. Make sure to have a soil test, title search on the vacant land that needs to be buildable within Maine shoreland zoning regulations. 100 feet back from the high water mark to build. Septic system needs the same set back or more. Can not clear more than thirty percent of the trees on your lot, etc.
Now say you want a bigger acreage, more than a lot. Forty acres, two hundred acres or larger. To just build a
home in the center, say a native Maine log house? If not nestled in total woods, how about a mix of half and half field to woods. And the open ground. Do you want to use this land for planting something? Make sure that open land is not just a pasture used for animals to graze, to hay and that you could run a plow, cultivators, harvesters and that ledge is not just below the surface.
Check the local Maine soil conversation district office nearest the land. Study the soil profiles, aerial maps and even dig test holes to be sure, before you buy. Not planning to grow vegetables, fruit trees or raise beef, dairy cattle or horse? Consider growing Christmas trees as an easier, not tie you down day in and out type farming. Tapping maple trees, organic niche farming, raising fish in ponds...farming is a big category.
Of if you want to build homes, to subdivide or create vacation properties or multi units, something commercial, make you sale contingent on local approvals being met before the real estate closing. Subdividing something large with lots of road frontage or waterfront to split up means careful planning. In Maine, you can not make more than two pieces of property in a five year period without going thru a subdivision process. There are exceptions...if the land is divded by a major road, the land on each side if considered a new slate, each being able to be divided twice. Look in to other subdivision regulations before you buy so the plans you have can happen like you had hoped before buying. Other concerns concerning buying, selling Maine land ? Excitement in your copy, your real estate images, your video narrations grab the buyer's attention, gain his interest, get him into gear with desire and interest. You want them to buy, to learn about the place but to have fun and provide a service to the buyer doing it. Writing a boring ad that does not vary much from property to property is developing a style, one that is boring but not memorable in a good way. What will the property do for the buyer? Oh sure, telling them it is a nice place with three bedrooms in a nice area is not so nice. It is wasting good ad space, good video hosting time on anemic, low horsepower ad writing.
Think about the most memorable ads from the major networks...the ones that are different, show ingenuity and a whole new approach than the herd of other ads. In Maine it helps that we have lots of eye candy, low low real estate prices and two other large supply items that help property sell regardless of the market. One category is the four seasons beauty, the unspoiled country side, tons of recreational options right in our backyard. The Maine coast, lighthouses, lobster, potato farms, Allagash Wilderness Waterways, Baxter State Park with Mt Katahdin and Acadian National Park. But the other category is filled with what we don't have in Maine. I like this one laundry list even more than the first one. It's longer.
We don't have crime...Maine is the 4th lowest crime state, Aroostook County is half that average again. With 11 people per mile in Northern Maine, we don't lock our doors, let alone have a need for dead bolts. We don't carry or need a taser. Our schools don't have full time or any "resource personnel employees" (aka police officers) on the parole. The fewer people are friendlier, they make eye contact, they hold doors open for you. These folks are hard working, care about other people and will help you. They let you go first in traffic. They love kids and bend over
backwards to give them a memorable childhood. These folks take care of elderly, go to church, work hard to be better folks making a difference in where they live and work. Need more convincing on why to move here, or at the least
invest in recreational properties for your three day weekends, vacations? Okay, more of what we don't have. You can see the stars, really brightly at night because we don't have light pollution or a zillion yard lights, cars on the roads,
skyscapers lit up. Our sky is bluer than most in city's are used to..no pollution. Fewer people means no traffic, that you can head a mile in any direction of a town and voila, you are in the country. Privacy, seclusion, space and no high real estate prices. Maine. Get here as quick as you can.
Over eating. Would you like me to super size that? Over anything is not healthy although many would argue too much of a good thing or fun is not a bad thing. But eating, something some of us do at least three times a day, shows abuse when you crank your head around. Over eating, obesity is not healthy but why is dieting so hard? Why do we over eat? Did you as a kid eat like a horse and not gain weight and got jokes made by relatives about your hollow leg, where do you put it, does that kids have worms? Saying a slow metabolism is the reason for poundage denies you have to feed the hunger, the larger stretched stomash cavity consistently first to maintain the weight that is causing health problems, a big food bill and poor self image or esteem. Like smokers, few over weight folks other than Oprah or Queen Latifah look good or even use the look or struggle to titter totter and relate with their viewers who tune in. Many wear "X's" and "W's" on their clothing size tags and have for years, decades, all their live.
Food like our spending habits, credit handling, excesses or work extremes with day to day life are a sign of the times? Or is it a symptom of too much stress, too much in the job jar or "to do" list we push and expect to complete
as a full blown, American over achiever? Getting older. Health..our mental, physical and spiritual health are all tied and ignore any or all of them, and it fails. Quality of live suffers. I'm glad I live in Maine..where it is simpler, less populated, 4th lowest crime state and offers so many recreational options from lakes to skiing and hobby farming to owning a mom /pop business and living without a mortgage, without the boat anchor of debt.
